Where to Live in Hua Hin for Australian Retirees: Khao Takiab vs Central Hua Hin vs Inland Villa Areas
Central Hua Hin, Khao Takiab and the inland villa areas compared for retirees: walkability, transport, housing type, dated rent snapshots in baht and AUD, and trade-offs.

Most retirees choosing where to live in Hua Hin are really choosing between three ways of living. Central Hua Hin is condos you can walk out of. Khao Takiab and the southern beach strip are quieter condos near the sand. The inland villa areas to the west and south-west are pool villas with space, where you'll need a car.
The biggest practical difference isn't the rent. It's whether you can live day to day without driving, because Hua Hin's only fixed-route public transport runs along one main road.
This is general information, not advice. Rents below are dated listing snapshots, not market averages or guaranteed prices. Spend time in each area, ideally in both high and low season, before you sign a 12-month lease.

Rent figures are 12-month (or 6 to 12-month) asking rents from one agent's listings on 22 October 2026. Details are below.
Where the areas are
Hua Hin's spine is Phetkasem Road, which runs north to south parallel to the beach. Side streets (sois) are numbered off it, and the numbers rise as you head south. Agents and locals often describe a location by its soi number.
- Central Hua Hin is the old town around the night market and the railway station, between the main road and the beach.
- Khao Takiab is the headland at the southern end of Hua Hin beach. The Prachuap Khiri Khan provincial travel listing says it's about 14 km south of Hua Hin town, reached by turning off Phetkasem Road at kilometre 221 for about 500 metres. It describes a hill jutting into the sea with Wat Khao Takiab on top, and a beach about 1.5 km long with restaurants, hotels and seafood shops. Other guides give shorter distances, depending on where "town" is measured from.
- The inland villa areas lie west of Phetkasem Road, towards the hills. Agents name them in different ways: Hin Lek Fai, Thap Tai, "West Hua Hin", Black Mountain, or by soi (for example Soi 88, 94, 102 and 112). Agent guides describe low-density villa estates, golf courses and mountain views here.
Getting around: the deciding factor
The Tourism Authority of Thailand's Tokyo office describes Hua Hin's green songthaew (shared pickup bus) as running between Khao Takiab, through town, to Hua Hin Airport. It gives fares of ฿15 to ฿30 depending on distance, and hours of 6:00 to 21:00 daily, about every 15 minutes.
A 2026 local transport guide (Thailand Awaits) adds that the route is treated as two legs, with a change at the night market. It puts the fare at ฿15 a leg and says the service often thins out or stops earlier on quiet low-season evenings. Hua Hin's council is reviewing proposals to restore more routes, but the guide reports no new routes confirmed as at September 2026.
What that means for each area:
- Central Hua Hin: you can walk to markets, restaurants and the beach, and the songthaew runs along the main road.
- Khao Takiab: the songthaew starts here, so a trip into town is simple by day. Evenings and anything off the main road mean Grab, a taxi or your own transport.
- Inland villas: estates are usually well off the songthaew route. Expect to drive or use ride-hailing for almost everything. Agent guides describe these areas as car-dependent.
If you plan to drive, Smartraveller says Thailand has one of the highest traffic-related fatality rates in the world. It says you need an international driving permit plus your Australian licence for the type of vehicle (a motorcycle licence for a scooter), and that the Department of Land Transport issues Thai licences. Weigh that before you commit to a villa that depends on a car or scooter.
Rent snapshots by area
Snapshot on 22 October 2026. All listings are from one agent, Home in Hua Hin, and show the asking rent for the lease term stated. Asking rents aren't what you'll necessarily pay. One agent's stock isn't the whole market, and the area labels are the agent's. AUD amounts use a planning rate of ฿23 to A$1 (the same rate as our Hua Hin budget), not a live exchange rate.
Central Hua Hin (and the main road just south)
| Listing | Size | Built | Asking rent | Approx. AUD |
|---|---|---|---|---|
| Condo Chain, 145 Phetkasem Rd, one-bedroom (6 to 12-month lease) | 32 m² | 1998 | ฿10,000 | A$435 |
| Bluroc, Soi 29 (north side, beachfront project), one-bedroom | 45 m² | 2015 | ฿14,000 | A$609 |
| Marvest, 172 Phetkasem Rd, one-bedroom (6 to 12-month lease) | 32 m² | 2019 | ฿15,000 | A$652 |
The Marvest listing says it's about 3 minutes to the Grand Night Market and the railway station. Condo Chain is the oldest building in the sample, which helps explain its lower rent.
Khao Takiab and the southern strip
| Listing | Size | Built | Asking rent | Approx. AUD |
|---|---|---|---|---|
| Baan Peang Ploen, Khao Takiab, one-bedroom | 30 m² | 2014 | ฿10,000 | A$435 |
| Baan Kiang Fah, near Soi 112, studio | 31 m² | 2013 | ฿10,000 | A$435 |
| Baan Kiang Fah, near Soi 112, two-bedroom | 60 m² | 2015 | ฿20,000 | A$870 |
| Las Tortugas, Soi 101, beachfront, two-bedroom | 108 m² | not stated | ฿45,000 | A$1,957 |
The Baan Peang Ploen listing says it's about 300 m from Khao Takiab beach, with a convenience store across the street. The Las Tortugas listing's headline says three bedrooms, but its details say two bedrooms and two bathrooms. We've used the details.
Inland villa areas
| Listing | Size | Asking rent | Approx. AUD |
|---|---|---|---|
| Three-bedroom pool villa off Soi 94 (492 m² land) | 132 m² living | ฿38,000 | A$1,652 |
| Three-bedroom pool villa, "West Hua Hin" | 460 m² (as listed) | ฿45,000 | A$1,957 |
| Four-bedroom pool villa, Baramee Mai Dang, "West Hua Hin" | 340 m² | ฿30,000 | A$1,304 |
Villa extras add up. The Soi 94 listing quotes pool cleaning at ฿1,600 a month and a gardener at ฿1,000 a month on top of the rent. It also shows how term affects price: ฿60,000 a month for 1 to 6 months, ฿40,000 for 6+ months and ฿38,000 for 12 months.
Lease terms that applied across the sample
These came up again and again in the listings above, and they affect your move-in budget whichever area you choose:
- Security deposit of two months' rent plus one month in advance. On a ฿10,000 condo that's ฿30,000 up front before utilities, internet or fees.
- Utilities paid by the tenant. Several listings say long-term tenants pay the actual electricity (PEA) and water bills, while short stays pay a fixed rate per unit.
- Internet paid in advance for the contract period on some listings.
- Check-out cleaning and laundry fees paid at signing on many condo listings.
- No pets. Every listing in our sample said pets weren't allowed. If you're bringing a dog or cat, expect a much smaller pool of rentals and ask early.
See our renting guide for what to check in a Thai lease and how to protect your deposit.
Which area suits which retiree
Central Hua Hin tends to suit you if:
- you don't want to drive, or don't want to rely on driving as you get older
- you like walking to markets, cafés and the beach
- you're happy with a condo and a busier, denser setting
Khao Takiab and the south tends to suit you if:
- you want the beach close but fewer crowds
- you're comfortable using the songthaew by day and Grab or a taxi at night
- you'd like a condo with sea or mountain views
Inland villa areas tend to suit you if:
- you want space, a private pool or a garden, or room for visiting family
- you'll drive (or pay for ride-hailing) for almost every trip
- you're comfortable managing a house: pool, garden, pests and repairs
Questions to ask before you choose
- How far is the hospital you'd actually use, and how would you get there at night? See our Hua Hin guide for hospitals and the immigration office.
- Could you live there without a car if you couldn't drive for a few months?
- What does the street feel like in low season and on a weeknight?
- What's the all-in monthly cost, including utilities, pool and garden fees, and transport? Use our budget calculator to test it.
- Is the lease term flexible? As the Soi 94 villa shows, short leases can cost far more per month.
What we couldn't verify
- Market-wide rents by area. We found no official rent statistics for Hua Hin neighbourhoods. The figures above are one agent's asking rents on one day.
- Exact area boundaries. Names like "Khao Takiab", "West Hua Hin" and "Hin Lek Fai" are used loosely by agents, and the agent's area labels don't always match the official subdistricts.
- Distance from town to Khao Takiab. The provincial listing says about 14 km; other guides give shorter figures depending on the starting point.
- Songthaew fares and hours. No official fare table from the operator or the municipality; the figures above come from TAT and a local guide.
- Flooding, noise and construction in particular streets and estates. Check these in person, in the wet season if you can.
